PUBLIC EXHIBITION OF PLANNING PROPOSAL

SUBJECT LAND:   LOT 8 DP 1063425, 4L Camp Road, DUBBO

PROPOSAL: To seek the additional permitted use of dwelling houses and amend the lot size map to provide a range of lot sizes from 2ha to 5ha.

APPLICANT: Doherty Smith and Associates (consultant)

Notice is hereby given of the public exhibition of a Planning Proposal that seeks to amend the Dubbo Local Environmental Plan 2011.

The proposed amendments to the Dubbo Local Environmental Plan 2011 are as follows:

  1. Include an additional permitted use to allow the erection of dwelling houses in the SP3 Tourist zone, exclusive to the subject land only.
  2. Include an additional local provision to mitigate impacts on adjoining and nearby tourist uses, exclusive to the subject land and identified by a new clause application map.
  3. Amend Lot Size Map – Sheet LSZ_008 to provide a range of minimum lot sizes including no MLS, two (2) hectares and five (5) hectares, in respect of the subject land only.
  4. Include an additional local provision to prohibit residential development in areas of the subject site impacted by noise levels greater than 55dBA from the existing Morris Park Speedway

PUBLIC EXHIBITION

The Planning Proposal and supporting documentation will be on public exhibition during normal office hours (9am-5pm) at Council’s Dubbo Civic Administration Building, corner Church and Darling Streets, Dubbo and the Macquarie Regional Library, Macquarie Street, Dubbo from Wednesday 18 December 2019 to Tuesday 7 February 2019.  The information will also be available on Council’s website at www.dubbo.nsw.gov.au.

A copy of the Planning Proposal can be obtained from Council’s website, from the Dubbo Civic Administration Building or from the Macquarie Regional Library.

Written or electronic submissions are invited during the public exhibition period.

Please note that, in accordance with the Person Information Protection Act 1998, written submissions received by Council containing personal information may be made public when the matter goes before Council for consideration, as it may be included in Council’s Business Papers. Persons have the right to remain anonymous if they so choose by refraining from submitting their personal information, however, the submission may be given less weight in the overall assessment and consideration of the Planning Proposal.
